Why a slab sinks

A slab sinks when the ground under it moves: soil that washes out under a joint, a leaking pipe or sprinkler, a root, or a base that was never compacted. A sunken slab leaves a step that people trip over and can pool water against a house.

Three ways to fix it

Method How it works Best when
Mudjacking A cement-based slurry is pumped under the slab through drilled holes A sound slab on stable ground
Polyurethane foam A foam is injected under the slab through small holes and expands A sound slab; lighter than slurry
Replace The panel is cut out and a new one poured on a prepared base The slab is broken up, or the base keeps washing out

Lifting a slab does not stop whatever made it sink. If water keeps washing out the support, the cause is dealt with first.

Lifting a sunken slab from below. Leveling fills the hollow under a sunken slab through small holes and lifts it back to the height of its neighbor. It does not stop whatever washed the ground away.

What the numbers show

  1. Sunken slab Lower than its neighbor because the ground under it moved.
  2. Void The hollow where soil washed out or settled.
  3. Injection hole A small hole drilled through the slab to reach the void.
  4. Fill under the slab A cement slurry or a foam that fills the void and lifts the slab.
  5. Neighboring slab The height the lifted slab is brought back to.

What to ask

Which method, how many holes, what is injected and what is under the slab. How level the result will be, and what happens if it settles again. A written scope helps, and so does a plan for the cause: a leak, a gutter outlet, a tree.

What leveling typically costs in Rialto

For a small area of 60 square feet, one or two sunken sections, leveling with the sunken-slab condition adds up to about $300–$900, against about $600–$1,140 to cut out and replace the same sections. For half a driveway, 240 square feet, leveling runs about $960–$2,880 before extras. Market estimates, not quotes.

Concrete Slab Leveling — common questions

Is leveling cheaper than replacing a slab?

Often, per square foot, when the slab is sound and the ground is stable. If the slab is cracked into pieces or the base keeps washing out, replacement is the lasting fix.

Which is better, mudjacking or foam?

Both lift a sound slab. Foam is lighter and its holes are smaller; mudjacking is the older method. Ask each contractor what they would use on yours and why.
